- Pets must be leashed at all times and where required, carried through the common areas
- Pets are not permitted in the recreation facilities in the building
- If your pet is left alone on cleaning day, we suggest it be contained for the safety of both your pet and our housekeeping personnel.
- A $350 + tax non-refundable Pet Cleaning Fee is required for the purpose of cleaning the suite
- Service/Assistance animals are welcome at no additional charge at all of our buildings.

Maple Leaf Square
Offering Junior 1 bedroom, 1 bedroom, and 2 bedroom furnished suites, Maple Leaf Square at Bremner and York is an environmentally-friendly building with two high-rise towers. These spacious suites feature 9 ft. ceilings and fully-equipped kitchens with granite countertops and stainless steel appliances. Floor-to-ceiling windows provide stunning views of Toronto and Lake Ontario. Amenities include both indoor and outdoor swimming pools, a state of the art gym, hot tub, and sauna. Enjoy convenient access to Longos, LCBO, Starbucks and e11even restaurant, located inside the building. Plan an exciting stay and visit surrounding attractions including the CN Tower, Ripley’s Aquarium, and the Hockey Hall of Fame. Travel is easy with direct access to the PATH, as well as underground access to Scotiabank Arena and Union Station, including Via Rail, GO Transit, and the Union Pearson Express.

GENERAL TERMS AND CONDITIONS
- Maryam Furnished Suites Inc. agrees to provide accommodations to the Guest, including high-speed internet
- The Guest agrees to use the suite as a residential premise and for no other purpose, and to abide by the rules and regulations of this agreement and of the condominium corporation.
- The Guest agrees not to allow the suite to be occupied overnight by anyone other than the persons registered to the reservation, unless Maryam Furnished Suites Inc. has been advised and has authorized the use of the suite by another person.
- The Guest agrees to arrive no earlier than the arrival time, and depart no later than the departure time, as indicated on the reservation confirmation. Early arrival or late departure may be subject to additional notice and charges.
- Check-In / Check-Out – Standard check-in: 4:00 PM | Check-out: 11:00 AM (flexible upon request, subject to availability).
- Written inspections of the condition of the suite are conducted immediately before arrival and immediately upon departure. The Guest understands and agrees that Maryam Furnished Suites Inc. shall be entitled to charge for damages not considered normal wear and tear, including but not limited to:
- Damage to tile or broadloom
- Damage to appliances, plumbing, and/or electrical fixtures
- Damage to doors, walls, ceilings, windows, baseboards, or floors
- Excessive cleaning required due to debris left by the Guest
- Damage to kitchen or bathroom (e.g., chips, burns, scratches, etc.)
- Damage to parking garage passes or lost items
- Lost keys, fobs, or access cards
- Odor, stains, or damage caused by smoking, pets, or unauthorized activities
- Replacement of missing furniture, electronics, or suite contents
- Maryam Furnished Suites Inc. staff may enter the premises at any reasonable time for housekeeping, inspections, or maintenance.
- The Guest agrees not to store bicycles or large items in parking spaces and to comply with all condo rules.
- The Guest further agrees:
a. To return all keys, fobs, and garage passes at check-out
b. Not to bring or store hazardous or prohibited items in the suite
c. Not to cause noise or disturbances that affect other residents
d. Not to allow pets or extra guests without prior approval - The Guest will provide payment for the suite as outlined. Full payment for the first month and a refundable security deposit are required prior to check-in. Ongoing payments must be received at least 14 days before the next month’s stay begins. If payment is not received, the reservation may be cancelled.
- Refundable $1000.00 security deposit required before check-in.
- Security Deposit – Held against damages, lost keys/fobs/remotes, or violations. Refunded 48 hours after check-out inspection.
- Maryam Furnished Suites Inc. reserves the right to cancel or modify reservations in case of building emergencies, insurance, or regulatory requirements.
- The minimum stay is 30 nights. Early termination of the reservation requires 30 days’ written notice; otherwise, penalties may apply
- Maryam Furnished Suites Inc. is not responsible for the loss or damage of the Guest’s personal belongings. Guests are advised to carry their own insurance.
- Maryam Furnished Suites Inc. shall not be liable for personal injury, death, or damages sustained by the Guest or any invitee on the property.
- All furniture is used at the Guest’s risk. The Guest agrees to indemnify and hold harmless Maryam Furnished Suites Inc., its operators, and employees from any claims arising from misuse of the suite.
- All suites are strictly non-smoking. A penalty of $1,000 will be charged for smoking in the suite.
- The Residential Tenancies Act does not apply. The Guest understands this is a short-term rental agreement only.
- This agreement may not be assigned, either in whole or in part, by the Guest.

Do You Provide Airport Transfer Service?
Maryam Furnished is committed to taking care of you from the moment you arrive in Toronto!
You can pre-arranged airport transportation services, and travel in comfort between the airport and your Apartment location without having to worry about long wait times for taxi services.
Reserve your transfer in a private sedan ($150) or a private van ($200 )
Do You Require a Security Deposit?
We require a $1000 security deposit if you are paying by certified cheque/bank draft. This is required prior to arrival on top of the full monthly payment.
Do You Provide Housekeeping?
- Complimentary housekeeping service is not included.
- Housekeeping is available upon request only and will be charged as an extra service.
What Are Methods Of Payments ?
- We do not accept personal cheques, certified cheques, bank drafts, or remote/telephone credit card authorizations.
- Accepted forms of payment are:
- Direct deposit / wire transfer
- Interac e-Transfer (for Canadian residents)
- Credit card – cardholder must be present at the time of payment
Is There Any Wifi?
All Units Have Unlimited Wireless-High Speed Internet. The Password to Your Network Will Be Provided.
Do You Permit Pets?
Each Building has it’s own pet policy.please review pet policy for the specific building you are reside.
generally pets are permitted. Dogs are not to exceed 25 inches (64 cm) in height. Dog breeds typically trained as guard or attack dogs (i.e. Pitbulls, Dobermans, Mastiffs, Rottweilers) and other similar breeds are not permitted. Pets must be registered with Property Management. A cleaning fee of $430 + tax will be applied.

Are Smoking Allow In Suites?
Maryam Furnished provides 100% smoke free accommodations. We do not permit smoking in the suites and balconies.
